If you have booked with us over the phone, you will receive an email with an e-document from
us that you will need to digitally sign, date and it will be returned via that email. That will confirm your
reservation and queue you in to receive your directions and lockbox code to the rental.
It is very easy to complete.
No further action will be required if you book online, as you agree to the terms and conditions in
the online booking process.


We have created a set of policies to best meet the needs of both our vacationing guests and
that of our home owners. As a Guest of the home, we thank you ahead of time for taking good
care of this home, as we take pride in providing you a clean, comfortable and well maintained
rental for you to enjoy for your vacation.


By confirming your reservation you have read, understood, and agreed to the following terms
and conditions:

The directions and lockbox code information for entry will be emailed to you five days before your
arrival date, please be on the lookout for it at that time.

Important: If you are bringing a dog to one of our dog friendly rentals, please be sure to read the "Pets" section of these terms and conditions or go to our "Pet Policies" page on our website, there is a link on our home page.
If you have any questions or comments regarding this information, please don't hesitate to contact us. 

CHECK-IN and CHECK-OUT:  Check-in time is 4:00 p.m. or after, Check-Out time is by 11:00 a.m.
Sorry, there are no exceptions made during the busy seasons (Summer, Christmas and New Years).
Sisters Vacation Rentals will consider early arrivals or late departures during off season months only.
Guest will vacate the Property by Check-out time at the end of his or her scheduled reservation.
Guests arriving before the 4:00 p.m. check-in time are not guaranteed that the property will be ready 
for occupancy and will not be allowed in the rental if housekeeping is there preparing the home for
occupancy. Sorry no exceptions.
It is essential housekeeping can stay on schedule and have access to the rental at check-out time.
A $50 Late check-out fees will be applied and charged to your credit card if you check-out after the
11:00 a.m. check-out time & housekeeping is waiting to start their job, no exceptions. If you vacate
more than 30 minutes late, your credit card will be charged for an additional night.

SECURITY DEPOSIT/ VACATION RENTAL DAMAGE PROTECTION: Accidents Happen.
A Security Deposit or the Vacation Rental Damage Protection is required to book one of our rentals.
The Security Deposit:  Is a $500 conditionally refundable within 30 days of departure. Any theft, damage
of the property, furnishings, hot tubs or unauthorized late check-outs will be deducted from your security
deposit. 
Vacation Rental Damage Protection Information:  We all know accidents happen, so as part of your stay, you may opt to purchase the
 Vacation Rental Damage Protection, which covers up to $1500 in reported, accidental, unintentional damages .  It is available thru CSA Travel Protection in the reservation process. The Vacation Rental Damage Protection is designed to cover unintentional damages to the rental unit interior that
occur during your stay provided they are disclosed to management prior to check-out. If purchased, the
policy will pay a maximum benefit of $1500. Any damages that exceed $1500 policy limit, or are not
covered under the plan, will be charged to the credit card on file. If, during your stay at one of our rental
properties, an insured person causes any damage to real or personal property of the unit as a result of
inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement
of such property up to a maximum benefit of  $1500 Policy Limit. Certain terms and conditions apply.

Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or
Insurance Policy www.vacationrentalinsurance.com/g20vrd . The Vacation Rental Damage plan can
be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and
request CSA Travel Protection and Insurance Services to pay directly Sisters Vacation Rentals LLC 
any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact
Sisters Vacation Rentals LLC directly if you do not wish to participate in this assignment. If you do not
wish to purchase the Vacation Rental Damage Protection, a $500 damage deposit will be required 
before check-in.

RESERVATION DEPOSIT: The reservation deposit is one half of the reservation total and will be
charged at the time of booking. A valid credit card number must on file to secure a reservation.

All balances are due 60, 90 or 120 days in advance of occupancy, (please see cancellation
periods below it is the same for balance due dates) or immediately if the reservation is made
within that time period. When your balance is due we will charge your credit card on file if
you do not contact us before due date to make different payment arrangements. If after we charge your card, and
you want to change the payment method or credit card, there will be a $25 or 3% processing fee,
whichever is greater. 

Lodging tax is assessed on rental rate and all other fees on all rentals 30 days and less. 
Lodging tax rates: 8.99% for properties within City of Sisters, 8% for properties outside Sisters City limits, and 1.8% state lodging tax is also assessed on properties in all locations.

CANCELLATION POLICY & TRAVEL PROTECTION:  
It is important to understand our
cancellation policy before making your reservation.  
Please consider carefully if you can afford
NOT purchase travel insurance. Sisters Vacation Rentals recognizes the need to protect our
client’s Vacation investment, for your peace of mind we strongly recommend that all guests
purchase travel protection insurance thru CSA Travel Protection in the event of unforeseen
circumstances, illness or illness in the family, the insurance will reimburse you. For a full
understanding of benefits available to you please go to CSA Travel Protection.

If a cancellation is necessary, please understand it can be difficult for us to re-rent a property
with short notice, in which case you may have to pay for the reservation in full if you cannot come
and we cannot re-rent the property.

If Guest cancels his or her reservation:
1.  Not less than required days (please see below) prior
to Guest’s scheduled check-in date, Sisters Vacation Rentals will provide Guest a full refund
of any rent paid, less a $50.00 processing fee.
2. Less than the required days prior to Guest’s scheduled check-in date, Sisters Vacation Rentals
will make a commercially reasonable effort to rebook the Property for the number of days equal
to Guest’s scheduled reservation.

1. If Sisters Vacation Rentals is able to rebook the Property for the number of days equal to
Guest’s scheduled reservation, Sisters Vacation Rentals will provide Guest a full refund for
any rent paid, less a $50.00 cancellation fee.

2. If Sisters Vacation Rentals is unable to rebook the Property for the number of days equal to
Guest’s scheduled reservation, Guest will receive the dollar amount credit that can be used toward
a stay at a property that is available at the time of re-booking. Any Property rental credit issued to
Guest must be used during the off-season (non peak, no holidays) and within one-year of Guest’s original scheduled check-in date. There is no guarantee that the rental rate will be the same at time of re-booking 
as it was for the original reservation. If the rate goes up or down the Guest will pay the current rate.

No refunds will be given for early departure.
Cancellation requirement period:
Rentals less than 31 days - 60 days before scheduled arrival
Sisters Rodeo - 90 days before arrival
Sisters Quilt Show Week - 120 days before scheduled arrival
Sisters Folk Festival - 90 days before scheduled arrival
Rentals of 30 days or more - 60 days before scheduled arrival

RESCHEDULING AND CHANGES: Changes to your reservations (date changes if reducing
number of days, pet fee changes, if you paid for a pet to come and decide not to scheduled bring it)
will be charged a change fee of $15 or 5% of change amount, whichever is greater.

DISCOUNTED RATES: When we give discounts on extended-stays, (over two weeks) the discount is only valid if the stay is completed. In the event of cancellation that shortens a stay to less than reserved dates,
your invoice will be changed to reflect the higher day rate and sales and bed tax will be added, if applicable.

OCCUPANCY LIMITS & USE OF PREMISES: The tenant certifies the limitations of this dwelling
have been carefully read as set forth in this Rental Agreement. The Tenant agrees to the
limitations of persons permitted to occupy the premises and agrees to abide by such limitations.
Tenant agrees that if such limitations are exceeded Company shall have the right to
charge an additional $25 per day/per person fee or cancel this agreement without any refund,
forfeiting all paid rents and fees. In the event it becomes necessary to cancel this agreement
as provided for in this clause, any money paid by the tenant will be forfeited by the tenant as
liquidated damages.

It is understood that renter must be at least 25 years of age to rent this property. We have a zero
tolerance policy for any parties, e.g. with excessive use of alcohol. If there is damage or we are
called for a disturbance related to such activity, we will call the local law enforcement and there
will be a minimum $500 charge plus additional cleaning charges. We do take this seriously and will enforce.

RV’S, TRAILERS, CAMPERS: Are not allowed to be parked at any of our properties and/or hooked up to any utilities or water. Rent paid to property is for the house only.

CUSTOMER SATISFACTION: It is our goal to provide each of our guests with a wonderful
stay here in the Sisters Area. We want you to feel completely satisfied with your rental property.
If at any point during your stay, you need something, or feel we have not met your needs,
please contact us immediately. We aim to be very flexible in meeting each of our guest’s needs.

WHAT IS PROVIDED: All linens, fully equipped kitchen with everything you will need to prepare
and serve a meal, a start-up supply of toilet paper (that is a couple of rolls), paper towels (at
least one full roll), dish soap, dishwasher detergent, laundry detergent, garbage bags, hand & bar soap.
If you run out of something you need more of, there are local stores to purchase
what you need. There is a very nice Ray's Food Place and Bi-Mart to buy more supplies
if/when needed.

CLEANING FEE: See individual rental for cleaning fee. Your cleaning fee is intended for a
onetime cleaning associated with normal use upon your departure.

CLEANING RESPONSIBILITIES: There is a departure checklist posted on the refrigerator
or in the 3-ring binder at your rental, please follow the directions posted. 
The basics are: Take the garbage to the outside receptacle, run the dishwasher, wash hand washable dishes. Some rentals you are asked to do one load of laundry, some rentals we ask you
not to do any laundry.

Guest(s) shall leave premises in clean, undamaged condition. The tenant is responsible for
the care of the premises, appliances and furnishings and for any damage by negligent or
wrongful acts caused by the tenant, tenant's guests or pet(s), in pet friendly homes.

BIKES: Guest’s use of any bikes (and related equipment and accessories) located
at the Property will be done at Guest’s sole risk. 
Sisters Vacation Rentals LLC is not liable for, and makes no representations or warranties
concerning, the quality or safety of any bikes (and related equipment and accessories)
provided at the Property.

ACCIDENTS HAPPEN: If you have a spill please soak up with paper towels and call
immediately and we will tell you how to take care of the spill. Most stains can be
prevented if treated immediately and properly.
If you have baby or small child that wets the bed please provide a waterproof pad to
prevent stains on the bedding. If you have an accident in the beds please soak linens in
cold water immediately.
Please do not wash and dry towels or linens that have been stained, we will treat them.
If you are in a property where you are asked to do a load of laundry, do not  mix light and
dark colors together or over fill the machines in an effort to get a lot of laundry done, it is hard
on the machines and we will have to redo if you do so.
DO NOT wash our comforters, duvets, pillow shams or other items of the same type.
If you have any questions about the laundry please call the office.

CARPETS: Every effort is made to keep the carpet in good clean condition for all our
guests and owners. You will be responsible for any excessive soiling of the carpets
and substantial stains created during your stay, including professional carpet cleaning
(to ensure the carpet is sanitized for all guests and owners) for the clean-up of vomit,
feces, urine, wine or other substantial soiling or health hazards. Please remove your
shoes if they are dirty and clean up after yourself to avoid additional carpet cleaning
charges.

GARBAGE: To avoid odors in the home, please take all garbage to outside dumpster
upon departure. There are instructions in each property for the location of the outside
garbage cans. There are some homes that you will be asked to take the garbage can
to the street or end of the driveway the day prior to pick up, please refer to material
when you arrive. If there is excessive garbage upon your departure, there will be a charge
to haul it away.

REPORT DAMAGE AND NEED FOR REPAIRS:  Company and Owners make every
effort to have all equipment and appliances in working order prior to your arrival. In the event
that something has been overlooked and there is a malfunction with something in the rental, it is
your responsibility to let us know immediately so we can make every effort to get the repair
work done as soon as we are able. If you do not report the problem we cannot get it fixed.
If a repair is needed and it was not possible to complete before your arrival, we will remedy
the problem as soon as we can get a service person to fix the problem.
Guest(s) agrees that Sisters Vacation Rentals LLC, it agents, hired repair person, or owner may enter
the premises for the purpose of making necessary repairs or maintenance when deemed
necessary by Company or owner.
As a courtesy, Guest agrees to contact Sisters Vacation Rentals if something gets broken during
your stay, i.e. a glass or plate or anything, please let us know by calling us before your departure.
It helps us keep track of inventory so we are sure sufficient supplies are being provided for all of our
Guests.

LIABILITY AND DAMAGES: The tenant shall indemnify and hold Property Owner and
Property Manager free and harmless from any and all liability, claims, loss, damage or
expenses arising by reason of any injury, death or property damage sustained by any
person including Tenant(s) or guest of the tenant, where such injury, death or property
damage is caused by negligent or an intentional act of the tenant or any guest of the
tenant.
Sisters Vacation Rentals LLC does not warranty amenities provided by or through any
homeowner associations, including, without limitation, pools, hot tubs, club houses,
tennis courts, golf facilities, and picnic and bike paths.

Sisters Vacation Rentals LLC cannot and will not be responsible for acts of God that may result
in loss of electricity, internet connectivity, television or phone services. When reported, we will do
our best to contact the appropriate company to help expedite repairs.

LOST AND FOUND: Sisters Vacation Rentals is not responsible for any lost, stolen, or
damaged personal items. Any personal property Sisters Vacation Rentals discovers
after Guest’s departure will be held by Sisters Vacation Rentals for 30 days from the date
the item was found. If Guest does not claim his or her lost personal property items within
the 30-day period, SVR will donate or dispose of the personal property items. Guest will
pay for any and all shipping and handling charges necessary to return Guest’s items of
personal property.

NOISE AND DISTURBANCES:  Guest will behave in a civilized manner and will be a
good neighbor respecting the rights of surrounding property owners and guests.
Guest will not disturb, annoy, endanger, and/or interfere with surrounding property
owners and guests.
We have a zero tolerance policy for any house, fraternity and/or bachelor/bachelorette
type parties, e.g. with excessive use of alcohol in or at the property. If there is damage or
we are called for a disturbance related to such activity, we will call the local law
enforcement to handle the situation. If excessive noise or disturbances occur
resulting in notification by police or neighbors, Guest will vacate the Property and
will forfeit the reservation and any monies paid. Quiet hours are from 10 p.m. to
8:30 a.m.

AIR CONDITIONING: Some of our homes do not have air conditioning, please see
individual rental for details. The temperature in Sisters during the months of June
through September can range between 70-100 degrees Fahrenheit during the day.
However, at night we tend to see 20 to 40 degree drops in temperature. The key
to comfort (and this works very well) and to increase the coolness of the home
throughout the day, leave the windows open at night and close them first thing in
the morning while it is still cool outside and leave them closed until it starts to cool
off in the evening.

KEYS: There will be a lock box at the rental; we will send you the code before
you arrive. Please lock all doors and return key to lockbox upon your departure.
There will be a $50 charge if keys aren't returned to the lockbox, or the lock box isn't in
place upon departure. $50 charge for lost or taken Pine Meadow Village pool/clubhouse/spa
access cards.

Fireworks and outdoor fires are PROHIBITED as fire danger is very high in the summer
and fall seasons.

SUBLETTING: Subletting is not permitted. Tenants who sublet may be subject to fines
and/or immediate termination of this rental agreement.
Guest(s) agrees that Sisters Vacation Rentals or it agents may enter the premises
for the purpose of making necessary repairs or maintenance when deemed necessary
by rental agent or owner.

HOT TUBS: If the Property contains a hot tub, Guest’s use of the hot tub is at
Guest’s sole risk. Sisters Vacation Rentals LLC makes no representations or
warranties concerning the condition and/or use of the hot tub. Guest is fully aware
that the hot tub and surrounding patio/deck may be dangerous. Guest must be
cautious when entering and exiting the hot tub. Guest is aware that use of the
hot tub may result in injury or death. Guest will learn about safety precautions and
safety procedures concerning sitting in or being around the hot tub. If at anytime
the hot tub looks cloudy or dirty, Guest will cease any further use of the hot tub and
will call Sisters Vacation Rentals immediately.

The hot tub contains a floating sanitizing device, if this is not in the hot tub or missing, upon Guest's departure, Guest will be charged $50 to replace it.
Additionally, if the sanitizing device is not in the hot tub or missing  upon Guest's departure, causing the water to be unusable, or if the hot tub is abused or misused during Guest's stay, thus requiring the hot tub be drained and refilled with fresh water for our next guests, Guest agrees to pay an additional $150 to have the hot tub drained and refilled with fresh water.

  • All users of the hot tub must shower prior to entering the tub every time
  • No one under the age of 6 may use the hot tub
  • No swim diapers. All users must be potty trained
  • No food or drink in or around the hot tub. 
  • The hot tub is not a babysitter, children under 15 must be accompanied by an adult 18 yearsor older at all times in the hot tub.

We appreciate you respecting the rules so we can continue to offer a hot tub as an amenity for our guests.

 Excessive use of the hot tub may cause skin irritation in some individuals, it is recommended that individuals
should limit usage to no more than 25 minutes at a time.

The hot tub is cleaned and serviced by a professional hot tub company, Sisters Vacation Rentals LLC
is not responsible for its service or condition.  If the hot tub is fixed within a reasonable time, the day it is reported to not be working, no refunds will be given, at sole discretion of Agent.

Hot tub rules are posted in the binder at the rentals with hot tubs, and may vary, please read.

PINE MEADOW VILLAGE POOL AND HOT TUB: Guests staying in the residential section of Pine Meadow Village have pool, spa, and clubhouse privileges, the hours are from 9 a.m. to 9 p.m. Please use electronic key provided for the front entrance as all other gates are locked.

TELEPHONE: In the units that have land line phones, you can make free local calls to
Sisters, Redmond and Bend. Long distance calls may be made by credit card or collect.
Guest will be charged for any long distance charges and fees.

CABLE and INTERNET ACCESS:  Some home owners provide internet access as a
courtesy for Guests. Information needed to use the internet (passcodes or password and/or
usernames) will be available at the property. Sisters Vacation Rentals cannot and will not be
responsible for interruption of these services or problems with computers. You will have to rely
on your own know how to connect to the internet. Systems at the rentals usually work the same as
they would at your own home, occasionally a cable box, modem or router will need to be rebooted,
(unplugged and plugged back in after 10 seconds). Sorry, refunds will not be given for interruption
of these services.

ACTS OF GOD:  Central Oregon experiences frequent thunderstorms (especially in the summer
months) and other things that cause power outages, that can cause the internet and cable services
to go down. We are sorry if this causes an inconvenience but we cannot and will not be held
responsible for such outages and no refunds will be given for such outages. It can take several
days to remedy this kind of problem, depending on availability of service people.
There is free wireless internet available at Sisters Coffee Company and Navigator News,
both on Hood Street. IT IS YOUR RESPONSIBILITY to contact Sisters Vacation Rentals if
anything in your rental needs our attention. This is to ensure your safety and that you have an
enjoyable stay at the property.

IF YOU ARE BRINGING A DOG: We have dog friendly homes available, please see individual
rental pages or call and we will try to help you find a dog friendly rental. Pack towels, (don't use our linens)
to dry your dog off and a bed sheet to cover furniture.  If there is hair and/or dirt from your dog on the
beds and/or furniture there will be additional cleaning charges. If you intend to spend most of the trip
without your dog, please consider if it is a good idea to bring your dog as they cannot be left alone in a
rental at anytime
. Even the most well behaved dogs will behave differently when left unattended in a
home they are not familiar with. 

You will be responsible for any damage that your dog may cause.  
We welcome dogs one year of age and older. We have found that even the best behaved
dogs can act differently in a new environment. The biggest causes of dog damage are from scratching wood doors/floors, pee damage, and chewing.

The pet fee is $15 per day per dog, or a minimum charge of $25 for a dog to come to a rental
(there are limits, please see individual pet friendly rentals) and covers the privilege of you being
allowed to have your dog with you and covers additional clean-up required when a dog is a guest and
we want to ensure that the home, furniture and property are fresh and clean for the next guests. It
does not cover any damage caused by your pet.

Guest will comply with any and all applicable pet laws, ordinances, regulations, rules, policies.
Clean up after your dog and dispose of all poops in a plastic bag and put it in the trash can.
Guest is responsible for any and all injuries and/or damages to person or property caused by any
pet brought in, at, or around the Property.

PET FREE RENTALS: We have owners and guests who are highly allergic to animals and we
thank you for helping us maintain our pet free homes. If you choose to bring an unauthorized pet
into one of our homes, you will be asked to leave, forfeiting all monies paid and you agree to pay
for cleaning the carpets and furniture to remove pet dander, or any other repairs caused by your pet
(average cleaning cost to remove pet dander = $300 to $500).

Reservations are subject to Sisters Vacation Rental LLC policy changes at any time before
occupancy. Reservations made 6 months or more from time of occupancy are subject to price
changes.

We reserve the right to refuse service to anyone.

EMERGENCIES DIAL 911 .
RENTALS FOR 30 DAYS OR MORE: Credit cards are not accepted for longer term rentals
for 30 days or more.
A credit check will be required at renter’s expense.
