We have created a set of policies to best meet the needs of both our vacationing guests and
of our home owners. As a Guest of the home, we thank you ahead of time for taking good care
of this home, as we take pride is providing you with a clean, comfortable and well maintained
rental for you to enjoy.

Important: If you are bringing a dog, please be sure to read the "Pets" section of these terms
and conditions or go to our "Pet Policies" page, there is link on our home page.

*You should receive an email reservation confirmation soon after you make a reservation,
whether
you have made it online or over the phone. Please contact us right away if you don't
receive this confirmation email to ensure you have all the information you need for an easy
check in.


If you have any questions or comments regarding this information, please don't hesitate to
contact us. If have booked with us over the phone and we don't hear from you within 24 hours
of making a reservation, it is assumed that you have received your confirmation and have
accepted the Terms & Conditions.

There may be additional rules imposed by individual home owners they will be posted
in each unit.

Sisters Vacation Rentals does not warranty amenities provided by or through any homeowner
associations, including, without limitation, pools, hot tubs, club houses, tennis courts, golf
facilities, and picnic and bike paths.


EARLY CHECK-IN and LATE CHECK-OUT:  Check-in time is 4:00 p.m.  Check-Out time is
11:00 a.m.
  There are no exceptions made during the busy seasons (Summer, Christmas and
New Years). 
Sisters Vacation Rentals will consider early arrivals or late departures during
off season months only
.
During the off season Guest may call Sisters Vacation Rentals 24 hours
before Guest’s check-in or check-out to inquire about coming in early or staying longer
.  Guest
will vacate the Property by Check-out time at the end of his
or her scheduled reservation.

Guests arriving before the 4:00 p.m. check-in time will not be allowed in the rental if housekeeping
is there working on the house. Sorry no exceptions.

RESERVATION DEPOSIT: The reservation deposit is $150 and will be
charged at the time of booking. A valid credit card number must on file to secure a reservation
and will serve as a security deposit for any loss, damages, theft or anything beyond normal
cleaning that may be required.

All balances are due 30 days, 60 or 90 days in advance of occupancy, (please see cancellation
periods below it is the same for balance due dates) or immediately if the reservation is made
within that time period. When your balance is due, if you do not contact us to make different
payment arrangements, we will charge your credit card on file. If after we charge your card, and
you want to change the payment method or credit card, there will be processing fee assessed
according to the amount charged.
There is a one time cleaning fee for every rental (please see individual rentals for fees) and county
or city tax and 1% state lodging tax is assessed on the daily rate.

It is important to understand our cancellation policy before making your reservation.

CANCELLATION POLICY & TRAVEL PROTECTION: Please consider carefully if you can afford
NOT purchase travel insurance. Sisters Vacation Rentals recognizes the need to protect our
client’s Vacation investment, for your peace of mind we strongly
recommend that all guests
purchase travel protection insurance thru CSA Travel Protection in the event of unforeseen
circumstances, illness or illness in the family, the insurance will reimburse you. For a full
understanding of  benefits available to you please go to CSA Travel Protection
.
If a cancellation is necessary, please understand it can be difficult for us to re-rent a property
with short notice, in which case you may have to pay for the reservation in full if you cannot come.


If Guest cancels his or her reservation not less than required days (please see below) prior
to Guest’s scheduled check-in date, Sisters Vacation Rentals will provide Guest a full refund
of any rent paid, less a $50.00 processing fee.  If Guest cancels his or her reservation less
than the required days prior to Guest’s scheduled check-in date, Sisters Vacation Rentals
will make a commercially reasonable effort to rebook the Property for the number of days equal
to Guest’s scheduled reservation. 
If Sisters Vacation Rentals is able to rebook the Property for the number of days equal to
Guest’s scheduled reservation, Sisters Vacation Rentals will provide Guest a full refund for
any rent paid, less a $50.00 processing fee.  If Sisters Vacation Rentals is unable to rebook
the Property for the number of days equal to Guest’s scheduled reservation, Guest will receive
a credit for the rental of the Property equal to the number of days reserved and paid for by
Guest.  Any Property rental credit issued to Guest must be used during the off-season
(non peak, no holidays) and within one-year of Guest’s original scheduled check-in date. 


*No refunds will be given for early departure.

Cancellation requirement period:
  • General - 30 days before scheduled arrival
  • Holiday - 60 days before scheduled arrival
  • Quilt Show - 90 days before scheduled arrival
  • Rentals of 30 days or more - 60 days before scheduled arrival
RESCHEDULING AND CHANGES: Changes to your reservations (date changes if reducing
number of days, pet fee changes, if you paid for a pet to come and decide not to bring it)
will be charged a change fee of $15 or 5% of change amount, whichever is greater.

OCCUPANCY LIMITS & USE OF PREMISES: The tenant certifies the limitations of this dwelling
have been carefully read as set forth in this Rental Agreement. The Tenant agrees to the
limitations of persons permitted to occupy the premises and agrees to abide by such limitations.
Tenant agrees that if such limitations are exceeded the Property Manager shall have the right to
charge an additional $25 per day/per person fee or cancel this agreement without any refund,
forfeiting all paid rents and fees. In the event it becomes necessary to cancel this agreement
as provided for in this clause, any money paid by the tenant will be forfeited by the tenant as
liquidation damages.
It is understood that renter must be at least 25 years of age to rent this property.

We have a zero tolerance policy for any house, fraternity and/or bachelor type parties with
excessive use of alcohol. If there is damage or we are called for a disturbance related to such
activity, we will call the local law enforcement.

RESERVATION DEPOSIT: A valid credit card number must on file to secure a reservation The

on file and will serve as a security deposit for any loss, damages, theft or anything beyond normal
cleaning that may be required.

CUSTOMER SATISFACTION: It is our goal to provide each of our guests with a wonderful
stay here in the Sisters Area. We want you to feel completely satisfied with your rental property.
If at any point during your stay, you need something, or feel we have not met your needs,
please contact us immediately. We aim to be very flexible in meeting each of our guest’s needs.

WHAT IS PROVIDED: All linens, fully equipped kitchen with everything you will need to prepare
and serve a meal, a start-up supply of toilet paper
(that is a couple of rolls), paper towels (at
least one full roll)
, dish soap, dishwasher detergent, laundry detergent, garbage bags, soap.
If you run out of anything, it will be your responsibility to go to one of the local stores to purchase
what you need. There is a very nice Ray's Food Place and Bi-Mart to buy more supplies
if/when needed.

PETS:  We have  dog friendly homes available, please see individual rental pages or call and
we will help you find a dog friendly rental.
Please call if you have any questions regarding the
pet policies.

 Please be a responsible dog owner ~ there are some guidelines:
  •   Your approved dog is welcome to come enjoy our pet friendly homes from the floor only.
    Dogs are not allowed on any of the furniture or the beds. If it is evident that your dog has
    been allowed to be on the furniture or beds (i.e. excessive dog hair and dirt on the bedding
    or furniture) there will be additional cleaning charges.
  •    We welcome dogs of all ages, however there is a $500 deposit required for dogs one
    year of age and under.  We have found that even the best behaved puppies can act
    differently in a new environment.  The biggest causes of dog damage are from scratching
    wood doors/floors, pee damage, and chewing.
  •    Dogs are only allowed to be left alone at the rental, inside or outside, if you bring a crate
    for it to be in, none are provided.
  •    The pet fee is $10 per day per dog, or a minimum charge of $20 for a dog to come to a
    rental (there are limits, please see individual pet friendly rentals) and covers the privilege
    of you being allowed to have your dog with you and covers additional clean up required
    when a dog is a guest and we want to ensure that the home, furniture and property are
    fresh and clean for the next guests.
  •    Guest will comply with any and all applicable pet laws, ordinances, regulations, rules,
        policies.   
  •    Clean up after your dog and dispose of all poops in a plastic bag and put it in the trash can.
  •    Guest is responsible for any and all injuries and/or damages to person or property caused by
    any pet brought in, at, or around the Property.
  •   We have owners and guests who are highly allergic to animals and we thank you for helping
    us maintain our pet free homes. If you choose to bring an unauthorized pet into one of our
    homes, you will be asked to leave, forfeiting all monies paid and you agree to pay for cleaning
    the carpets and furniture to remove pet dander, or any other repairs caused by your pet
    (average cleaning cost to remove pet dander = $300 to $400).

CLEANING FEE: See individual rental for cleaning fee. Your cleaning fee is intended for a onetime
cleaning associated with normal use upon your departure.

CLEANING RESPONSIBILITIES: Upon your departure, you will be expected to 

  •  take the garbage to the outside receptacle,
  •  run the dishwasher and wash all dishes
  •  wash and throw in the dryer one load of towels, we will fold and put away
  • Strip used beds

Guest(s) shall leave premises in clean, undamaged condition. The tenant is responsible for
the care of the premises, appliances and furnishings and for any damage by negligent or
wrongful acts caused by the tenant, tenant's guests or pet(s), in pet friendly homes.

BIKES:  Guest’s use of any bikes (and related equipment and accessories) located
at the Property will be done at Guest’s sole risk.  Guest must carefully inspect all bikes
(and related equipment and accessories) before use.  Guest acknowledges and agrees
that the use of a bike (and related equipment and accessories) may be dangerous and
may result in injury or death.  Guest will observe and adhere to any and all laws, rules,
and regulations concerning the use and/or operation of bikes including, without limitation,
Oregon’s bicycle helmet law (which law requires any person less than 16 years of age
riding a bike or when a passenger on a bike in any public place (e.g., streets, roads,
sidewalks, parks, etc.) to wear bicycle helmets labeled ANSI and/or Snell approved. 
Guest will learn about safety precautions and safety procedures concerning the proper
operation of the bikes (and related equipment).  Sisters Vacation Rentals is not liable
for, and makes no representations or warranties concerning, the quality or safety of any
bikes (and related equipment and accessories) provided at the Property. 

ACCIDENTS HAPPEN: If you have a spill please soak up with paper towels and call
immediately and we will tell you how to take care of the spill. Most stains can be
prevented if treated immediately and properly.
If you have baby or small child that wets the bed please provide a waterproof pad to prevent
stains on the bedding. If you have an accident in the beds please soak linens in cold water
immediately.
Please do not wash and dry towels or linens that have been stained, we will treat them.
When you wash our sheets and towels, DO NOT
mix light and dark colors together or
over fill the machines in an effort to get a lot of laundry done, we will have to redo if you do so.

DO NOT wash our comforters, duvets, pillow shams or other items of the same type. If you
have any questions about the laundry please call the office.

CARPETS: Every effort is made to keep the carpet in good clean condition for all our
guests and owners. You will be responsible for any excessive soiling of the carpets
and substantial stains created during your stay, including professional carpet cleaning
(to ensure the carpet is sanitized for all guests and owners)  for the clean-up of vomit,
feces, urine, wine or other substantial soiling or health hazards.  Please remove your
shoes if they are dirty and clean up after yourself to avoid additional carpet cleaning
charges.

GARBAGE:  To avoid odors in the home, please take all garbage to outside dumpster
upon departure. There instructions in each property for the location of the outside
garbage cans. There are some homesthat you will be asked to take the garbage can
to the street or end of the driveway.

REPORT REPAIRS: Agent and Owners make every effort to make sure all equipment
and appliances are in working order prior to your arrival. In the event that something
as be overlooked and there is a malfunction with something inside the rental it is your
responsibility to let us know immediately so can make every effort to get the repair
work done right away. If you do not report the problem, we can't fix it. Guest(s)
agrees that Sisters Vacation Rentals or it agents may enter the premises for the
purpose of making necessary repairs or maintenance when deemed necessary by
rental agent or owner.

LIABILITY AND DAMAGES:  The tenant shall indemnify and hold Property Owner and
Property Manager free and harmless from any and all liability, claims, loss, damage or
expenses arising by reason of any injury, death or property damage sustained by any
person including Tenant(s) or guest of the tenant, where such injury, death or property
damage is caused by negligent or an intentional act of the tenant or any guest of the
tenant.

LOST AND FOUND:  Sisters Vacation Rentals is not responsible for any lost, stolen, or
damaged personal items.  Any personal property Sisters Vacation Rentals discovers
after Guest’s tenancy will be held by Sisters Vacation Rentals for 30 days from the date
the item was found.  If Guest does not
claim his or her lost personal property items within the 30-day period, SVR will donate or
dispose
of the personal property items.  Guest will pay for any and all shipping and handling charges
necessary to return Guest’s items of personal property.

NOISE AND DISTURBANCES:   Guest will behave in a civilized manner and will be a good
neighbor respecting the rights of surrounding property owners and guests.  Guest will not
disturb, annoy, endanger, and/or interfere with surrounding property owners and guests.
We have a zero tolerance policy for any house, fraternity and/or bachelor/bachelorette
type
parties with excessive use of alcohol in or at the property. If there is damage or we are
called for a disturbance related to such activity, we will call the local law enforcement
to handle the situation.
If excessive noise or disturbances occur resulting in notification
by police or neighbors, Guest will vacate the Property and will forfeit the reservation
and any monies paid. 
Quiet hours are from 10 p.m. to 8:30 a.m.

AIR CONDITIONING. Some of our homes do not have air conditioning, please see
individual rental for details. The temperature in Sisters during the months of June
through September can range between 70-100 degrees Fahrenheit during the day.
However, at night we tend to see 20 to 40 degree drops in temperature. The key
to comfort (and this works very well) and to increase the coolness of the home
throughout the day, leave the windows open at night and close them first thing in
the morning while it is still cool outside and leave them closed until it starts to cool
off in the evening.

KEYS: There will be a lock box at the house; we will send you the code before
you arrive. Please lock all doors return key to lockbox upon your departure.
There will be a $30 charge if keys aren't returned, or the lock box isn't in place
upon departure. 

Fireworks are PROHIBITED as fire danger is very high in the summer and fall seasons.

SUBLETTING: Subletting is not permitted. Tenants who sublet may be subject to fines
and/or immediate termination of this rental agreement.

Guest(s) agrees that Sisters Vacation Rentals or it agents may enter the premises
for the purposeof making necessary repairs or maintenance when deemed necessary
by rental agent or owner.


HOT TUBS: 
If the Property contains a hot tub, Guest’s use of the hot tub is at Guest’s
sole risk.  Sisters Vacation Rentals LLC makes no representations or warranties
concerning the condition and/or use of the hot tub.  Guest is fully aware that the
hot tub and surrounding patio/deck may be dangerous.  Guest must be cautious
when entering and exiting the hot tub.  Guest is aware that use of the hot tub may
result in injury or death.  Guest will learn about safety precautions and safety
procedures concerning sitting in or being around the hot tub.  If at anytime the hot tub
looks cloudy or dirty, Guest will cease any further use of the hot tub and will call
Sisters Vacation Rentals immediately. 
The hot tub is cleaned and serviced by professional hot tub companies and Sisters
Vacation Rentals is not responsible for its service or condition. 
If the hot tub is fixed
within a reasonable time, the day it is reported to not be working no refunds will be
given, at sole discretion of Agent.

Guests staying in the residential section of Pine Meadow Village have pool, spa, and
clubhouse privileges, the hours are from 9 a.m. to 9 p.m. Please use electronic key
provided for the front entrance as all other gates are locked.

TELEPHONE:  In the units that have land line phones, you can make free local calls to
Sisters, Redmond and Bend. Long distance calls may be made by credit card or collect.
Guest will becharged for any long distance charges and fees.

INTERNET ACCESS:  Some home owners provide internet access as a courtesy for guests.
Information needed to use the internet, (passcodes or password and/or usernames) will be
available at the property. Sisters Vacation Rentals cannot and will not be responsible for
interruption of this service or problems with computers. You will have to rely on your
own know how to connect to the internet, systems at the rentals usually work the same as
they would at your own home, occasionally a modem or router will need to be rebooted,
(unplugged and plugged back in after 10 seconds).

There is free wireless internet available at Sisters Coffee Company and Navigator News,
both on Hood Street.

IT IS YOUR RESPONSIBILITY to contact Sisters Vacation Rentals if anything in your
rental needs our attention. This is to ensure your safety and that you have an enjoyable
stay at the property.

We reserve the right to refuse service to anyone.

Reservations made 6 months or more from time of occupancy are subject to price change.
